June Lake & I65 Exit Coming To Spring Hill

If you’re familiar with the area, you know how fast Nashville is growing. More importantly, real estate prices are soaring. As new home buyers and people move here from out-of-state, more and more people are moving to the suburbs south of Nashville. Williamson County, Franklin and Spring Hill, being extremely desirable for home buyers. If you’re one of the people who has lived in Spring Hill for a long time, you seen your home value increase, but commuting out of Spring Hill or north towards Nashville has always been a headache. In the last few years, the massive bottle next around I65 Exit 61 has been widened which has resulted in much needed traffic relief and commuting time.

The next major project is the Buckner Road (north Spring Hill and Thompson’s Station) I65 Interchange project which will provide a new exit right into Spring Hill, but also will connect Buckner Road to Lewisburg Pike which also feeds into downtown Franklin. You can see this in the conceptual image above. I pulled the I65 Interchange mock up from the city website and overlaid it with a Google Maps satellite image. Below in the left corner, you can see one of the new home communities, Brixworth Seven. To the right of Brixworth Seven, across Buckner, is the large community of Wades Grove. Along with the new I65 exit, Spring Hill will be widening Buckner Road to 4 or 5 lanes down to Duplex Road as shown in the conceptual image below (Buckner Road / Buckner Lane intersection).

I point these areas out because I live there. In just one year (Dec 2019 – Dec 2020) I have seen a market equity increase on my house of around 10%. That’s massive. And home values are continuing to be bullish. As a potential comparison, look at what’s happened around Exit 61 in Franklin. Berry Farms in particular. If you know the area, you know that Berry Farms didn’t exist about 7 years ago. Nothing there but grass fields. Now, there is a massive community of homes in the $700’s and up, restaurants, banks, hotels, grocery stores, and the nicest Chick-fil-a you’ve ever seen! Amazing growth. From nothing to one of the most well known areas off an exit in Middle Tennessee. This type of growth could be what’s next for the new exit coming to Spring Hill!
